3.     Implementation

Following the awarding of the contract Midson has indicated that it requires six (6) weeks to
ensure prefabrication works are ready for installation.

The centre will then close in August 2015 to allow installation and other building works to be
completed.

Centre-based care clients will be scheduled for offsite activities during August with the Centre
scheduled to re-open on 1 September 2015.

Finance & Risk

This project is included in the 2014-15 capital works program and was estimated at $150,000
(allocated from Noosa Community Care Funding Reserves).

The original estimate was made prior to plans being drawn up. After the architects plans were
finalised a detailed cost estimate was undertaken by Quantity Surveyors Graham Lukins &
Partners which estimated the cost of construction to be $226,317 (including $20,000
contingency).

Midson Construction’s tendered price of $204,307.11 is slightly below the Quantity Surveyor
estimate. On a refurbishment project such as this it is deemed prudent to allow a 10%
construction contingency, resulting in an estimated budget of $225,000.

Design, project management and quantity surveyor fees are estimated at $15,000 of which
$11,134 has been spent to date.

Therefore the total budget required for the project is $250,000 which is $100,000 over the original
budget estimate.

A budget adjustment of $100,000 will be requested through Budget Review 4. This amount will
be funded from Noosa Community Care Funding Reserves.
