Dear Sir/Madam,
Information Request
Planning Act 2016
I refer to your application and advise that Council requires further information to satisfactorily assess the proposal.
application details
Application No.	MCU21/0174
Street Address:	11 Senegal Rise Doonan Qld 4562
Real Property Description:	Lot 120 RP 887986
Planning Scheme:	Noosa Plan 2020 (25 September 2020)
INFORMATION REQUIRED
The information requested is set out below:
Issue – Northern Side Setbacks
Whilst acknowledging the constraints of the site and the proximity of the shed on the adjoining property to the north, the proposed 17 x 7.5 metre shed is considerably larger than the shed on the adjoining property and therefore the setback to the adjoining premises is not considered adequate.
Moreover, the proposed shed adversely affects the visual and has the potential to affect the acoustic amenity of the users of the adjoining premises.
The proposed location of the shed is not supported.
Information Required
Please provide amended plans which show the proposed shed setback a minimum of 6 metres from the northern side boundary and provide sufficient detail of the screening vegetation.
Issue – Earthworks Quantity
The submitted plans do not include sufficient information around the proposed earthworks to sufficiently assess.
Information Required
Please submit a plan/s or amended plan that includes but is not limited to the following details:
The anticipated volumes of cut and fill material for the proposed earthworks;
The locations and height of any external retaining structures (if any);
The location, extent and slope of any batters as well as the depth of fill at the top of batters.
Please ensure all proposed earthworks are in accordance with the recommendations of the Slope Stability Assessment, in particular the Site Preparation and Earthworks recommendations (Section 8.1).
Issue - Stormwater
The submitted material does not include any supporting information of how stormwater will be managed from the proposed dwelling.
Information Required
Please submit a stormwater management plan prepared by a suitably qualified person that demonstrated how stormwater will be managed through the site and discharged from the proposed dwelling. The SWMP must also take the recommendations from the slope stability assessment into consideration.
Issue - Vegetation Management Plan
The Vegetation Management Plan does not include the other proposed infrastructure i.e. shed, driveway, effluent treatment area (if applicable) that will require additional vegetation clearing within a Koala Habitat and Biodiversity overlay.
Information Required
Provide an updated Vegetation Management Plan that includes detail on all proposed infrastructure i.e. shed, driveway, effluent etc. not just the dwelling (including updated mapping) and how it will impact vegetation.
Issue – Vegetation Management Plan
Koala Habitat and Priority Area exemptions apply to other infrastructure however the application and Vegetation Management Plan does not include all proposed infrastructure.
Information Required
Provide further justification within the Vegetation Management Plan on how the proposed vegetation clearing for all infrastructure within the Koala Habitat and Priority Area is exempt. Review exemptions and in particular review non-linear. Provide justification or not applicable for each exemption category. If unsure source advice from SARA on exemptions and how they are being met.
Issue – Bushfire Management Plan
The Bushfire Management Plan does not include details of other proposed infrastructure i.e. proposed shed.
Information Required
Update the Bushfire Management Plan with all proposed infrastructure i.e. proposed shed.
