Attachment 2—Reasons for decision to impose conditions
The reasons for this decision are:
To ensure the development is carried out generally in accordance with the plans of
development submitted with the application
To ensure that the impacts of stormwater events associated with development are
minimised and managed to avoid creating any adverse impacts on the state
transport corridor.
Findings on material questions of fact:
The development is for a Material Change of Use for a Transport Use – Type 3
Depot, to be conducted in the existing shed on the premises.
The subject site is described as Lot 2 RP193949 and is located at 44 Nandroya
Road, Cooroy.
The subject site is located adjacent to a State-controlled road, the Bruce Highway.
The development is unlikely to increase the impervious area of the site, however
the application does not contain information about stormwater impacts, and
therefore there is a small risk of stormwater impacting adversely on the State-
controlled road.
As such, the development is to ensure no-worsening of stormwater on the State-
controlled road.
Evidence or other material on which the findings were based:
Application material and submitted plans and reports
State Development Assessment Provisions version 1.6, dated 6 July 2015
SARA DA Mapping, including Aerial Photograph, and State-controlled road
mapping
Sustainable Planning Act 2009 and Sustainable Planning Regulation 2009
Transport Infrastructure Act 1994.
