The Assessment Manager MCU21/0054 Noosa Shire Council Via email to [email protected] Submission re MCU21/0054 - 30 Kingfisher Drive, Peregian Beach I am the owner of 3/4 Pelican Street, Peregian Beach and I have a few concerns regarding the submission. My unit is located directly behind the property at 30 Kingfisher Drive. A driveway and a timber fence separate the two properties. The undercover courtyard (under a sailcloth) outside the ground floor living/ dining area is located directly under my bedroom and living room.Photo 1. On page 11- Development Application P06(b) the Proposal compliance only mentions the upper level saying ‘ the location of this outdoor area reduces potential noise to the adjoining properties’ There is no mention of the ground level with the rear facing a courtyard, kitchenette, dining and living area. I am very concerned about potential for noise as well as smoke from this courtyard which would greatly impact on my unit and the other three units in our block. Does the property have five or six bedrooms? Floor plans are attached showing six bedrooms on the Real Estate site listing the property for sale and five bedrooms on the Proposed Development sign board plan. A bedroom (3m x 4m) adjacent to the master bedroom is now shown as an enlarged walk in robe plus storage. Photos 2 & 3 A six bedroom house could accomodate up to twelve guests making potentially a lot of noise. At night, this would disturb a significant number of residents in this quiet residential area of Peregian Beach. The Noosa Council local law 2021 to regulate the ongoing operation of short stay letting requires that a local contact person must manage a short stay let premises, be available 24/7, be located within 20 minutes travel and respond to complaints within 30 minutes. How can this be adequately policed? Does the contact person have authority to evict guests who do not or are not willing to comply with the Visitor Code of Contact? Parking and Road Safety Kingfisher Drive and Pelican Street, particularly this corner, already have significant parking problems. With potentially another 3 cars to park on the street, the problems will increase. There is a lot of foot traffic with both the patrolled beach and the Village a few minutes walk away. Crossing Pelican Street from Kingfisher Drive can be dangerous. Thank you for the opportunity to provide this feedback I do hope that my concerns will be taken into consideration Yours sincerely Carolyn Donkin 3/4 Pelican Street, Peregian Beach
