To the Assessment Manager
I support the application MCU14/0102 and all uses as included within the application material
available on line.
Our Company, Madill Motor Group, has been operating in Lionel Donavon Drive for 20 years and
directly employs 60 Staff on site.
I am able to provide direct qualification of my support through my knowledge of the Fuel/Service
Station industry as our company has direct involvement with the operation of 3 service stations
within the Noosa locality.
Application material lodged shows what a modern day service station has needed to become, they
are no longer just selling fuel and a few over the counter items. This model is not financially viable
and there is a genuine necessary economic requirement for Service Stations to become a
convenience shop that also provides a range of offerings that the customer may collect as they get
fuel or as they leave or head home from work. The size of the space proposed for the shop
component of the service station is realistic, the accepted industry standard and as defined with the
Noosa Plan, an ancillary use to the primary focus of the fuel sales. Any lessor floor plate is poor
economics, would provide a less than desirable outcome to the customers who in fact drive the
requirements for additional service lines within the shop.
Customers come to get fuel, pick up a couple of convenience items as they travel through. This
modern day service station will not impact on the main focus of other retail outlets or centres but
merely provide good business and convenience for its customers.
The addition of the tradies cafe into this location is supported by myself and all the staff at Madill
Motor Group. At present within the Auto Park precinct there is no food outlet which you
traditionally see within industrial precincts. To venture to Noosa Civic requires driving through 3 to 4
roundabouts, parking and then accessing the food outlets. This is not sustainable, inconvenient and
simply adds further traffic onto the network. There is poor pedestrian access to the Civic and the
distance is too long during a 30 minute lunch break. Other options for lunch require walking across
four lanes of Eumundi Noosa Road without safe access.
Within the additional information provided online by the applicant regarding spend on take away
products by workers, I feel the applicant's estimates that were questioned by council in the
information request are actually too low. Discussions with staff provide an estimate of between $35
_ $45 / week to spend on coffee / lunches etc during a working week. The addition of a reasonable
sized tradies cafe with both indoor and outdoor seating to me makes good sense and is necessary as
the Auto Park does not have this facility at the moment. Other options are just not convenient.

In summation I make the following points,
1. The design, layout and size of the service station and its shop are the industry standard
required to make a service station economically viable
2. The shop is an ancillary component of the service station and requires space for the
customer driven product line
3. The tradies cafe is much needed with the Auto Park and provides a safe and easily accessible
option for food that doesn't presently exist
4. Both uses are minor in size of the overall development when considering the application in
total
