               2.     APPLICATION BACKGROUND
               A previous application was lodged however due to the application having lapsed was withdrawn
               and the subject application was submitted.

               An Information Request was issued on 15 May 2026, and included items regarding:
                  - Articulation of wall along the western boundary
                  - Suitability of Caretakers Accommodation
                  - Infrastructure Staging
                  - Waste Management

               The applicant provided additional information to suitably address the items contained within the
               information request and subsequent further advice.

               3.     SITE DETAILS
               3.1. Site History
               The Taylor Court subdivision was formed in 2008, which included the creation of an access
               easement in favour of the subject site and adjoining premises. The subject site does not benefit
               from any development approvals. Based off aerial imagery the site remained vacant and
               undisturbed until 2019 and has been operating without approval.
               3.2. Site Description
               The subject site has been filled and looks to be 100% hardstand. Prior to filling, the site fell to the
               north-east.
               3.3. Surrounding Land Uses
               Surrounding land uses consist of industrial tenancies to the north and east of the site. Land
               adjoining to the site to the south and west is zoned Environmental Management and Conservation
               which acts as a buffer to surrounding rural uses.
