A material change of use development application has been prepared for the project for
code assessment against relevant aspects of the Noosa Plan 2020 in order to achieve a
minor reduction in the frontage setback for the proposed dwelling as well as a side
boundary setback for the proposed shed, and to enable clearing of mapped vegetation to
occur to accommodate the dwelling house and associated asset protection zone for
bushfire mitigation. The following information has been provided in support of this
application:
• DA Form 1
• Land owner’s consent
• Planning report addressing specific requirements under the Noosa Plan 2020 and
   including:
o A layout plan of the proposed dwelling house and shed as well as elevations
o A geotechnical report on slope stability by ARCOS
• An Ecological Assessment Report responding to the requirements under Council’s
Biodiversity, waterways and wetlands overlay code and documenting clearing
   requirements for the development
• A Bushfire Hazard Assessment nominating asset protection zone requirements for the
   proposed building.

We trust the above information is to your satisfaction. Please do not hesitate to contact
the undersigned should you have any queries in relation to this matter.

Yours faithfully,

Daniel Willis
