Information Required
2. Provide the abovementioned documents for Council to review.

Issue – Gross Floor Area
There are parts of the built form that are excluded from the Gross Floor Area Plan shown on
drawing number AR 20.01. Confirm why the roofed areas over the pool terrace, the rear
terrace and the covered parts of the front pedestrian entry path.
Information Required
3. Confirm methodology used for calculating gross floor area in accordance with the
     administrative definition.

Issue - Landscaping
The areas shown as soft landscaping on the Soft Landscaping Area Plan, shown on drawing
number AR 20.01, predominantly appears to be grassed areas with hard landscaping
treatments such as ‘stepped’ paving and court areas. Considering the size of the site, more of
the soft landscaping areas should be capable of being landscaped with trees or shrubs to
soften the built form and provide screening to surrounding land uses.
Furthermore, having the pool built to the boundary also results in a predominance of hard
landscaping along the eastern side boundary.
Information Required
4. Confirm that the development achieves at least 20% of the site area as true soft
landscaping in accordance with the administrative definition and provide more
meaningful areas along the side boundaries that can support the establishment and
     growth of trees and shrubs.

Item - Setbacks
The driveway and entrance to the basement includes solid brick fences/walls within the front
setback area, which may obstruct views along the front of adjoining properties.
Information Required
5. Confirm how these built form elements will interface with adjoining land uses and
demonstrate how this aspect of the design is consistent with the predominant character
     of the surrounding area.
Provide an assessment of the proposed development against the relevant criteria in
PO12 of the Medium Density Residential Zone Code.

3. DUE DATE FOR RESPONSE TO INFORMATION REQUEST

The due date for providing the requested information is 8 September 2025. Email your
