We understand that there is a proposed development planned at Noosa Springs for a Resort Complex with 100+ Units, a food outlet and bar as well as three tennis courts.

As regular nearly daily users of the facilities at Noosa Springs (golf and tennis) and club members, we strongly object to this application on the following grounds:



  *   Parkridge already represents a high density development totally unsuitable for an area that is considered recreational and open space.  The addition of a 100+ unit hotel development with accompanying facilities goes totally again zoning and destroys what is left of the natural environment in Noosa Springs.


  *   Current access by way of a narrow winding road represents a significant danger in case of bushfires requiring emergency evacuation of current Parkridge residents. The addition of another facility with a potentially large number of  people (in excess of 200) is totally irresponsible and we would imagine illegal.  The other day, because of an accident on that winding access road, a large number of cars started to bank up with nowhere to go. In case of a bushfire in what is a rather density forested area around Parkridge, this could lead to a major disaster.


  *   There are a large number of Noosa Residents (some club members, some not) that use the existing tennis courts on a nearly daily basis (on a paid for basis) and derive a lot of enjoyment of classes, coach and play and group tennis as well as individual tennis, not to mention school holiday camps for children. Whilst the proposed development provides for three tennis courts, there are currently four so this represents a reduction in amenities. Also access would be severely restricted, as hotel guests would have priority booking rights. In addition we understand that there will be no tennis courts available during the construction period of at least 2 years.


  *   There is already a distinct lack of car parking during peak periods at the Noosa Golf Club. The proposed development represents a reduction of about 30 car spaces on what is available at present . The assumption that most guests and staff will arrive and leave by bus is fanciful.


  *   There is a lot of talk about Koala Habitat and Zoning. The last koala we sighted in the Noosa Springs facilities was prior to the building of Parkridge.  Although signs have recently gone up about Koala sightings,  the proposed development would totally destroy any habitat for koalas together with other fauna and flora.  There seems to be a lot of vacant land prior to turning off to Noosa springs Golf Club. Why can that not be used by the developers if there is a need for an additional hotel in that area?

We strongly request that this application be rejected.
