Town Planning Report - Boutique Hotel Development Noosa Springs - June 2021

The built form (discussed below) is comprised of five buildings compartmentalised and connected
that step up the slope. The height of the proposed buildings is three storeys; however, the
buildings are integrated within the site and the existing tree line. While the buildings are three
storeys in height, they present as two storeys to the road frontage when viewed from Resort Drive.
The height and arrangement of the buildings on the site is necessary because of the site
constraints, and because there is a need to provide efficient and cost effective servicing of rooms,
as an integrated development given the nature of the use. Further advice about the need for
integration of the proposed “Boutique Hotel” is provided in the Development Report by GH
Australia provided as Attachment 2.
The site incorporates what is expected to be a remarkable resort lagoon style pool, this being the
centre attraction of the “Boutique Hotel”. The buildings have been strategically placed and
arranged around this central pool and landscaped attraction. To the north of the lagoon pool area
are three new tennis courts to replace the existing four tennis courts on the site.
It is noted the applicant made a submission to the Draft Noosa Plan 2020. The purpose of the
submission was to provide the planning merit of including the subject land within the Tourist
Accommodation Zone. As a result of the submission part of the subject land was included within
the Tourist Accommodation Zone as shown in Figure 5, below. The applicability of the zoning
under the Noosa Plan 2020 and how it relates to the proposed development is discussed further
below.
