Response by Iluka Body Corporate Committee Chairman

Firstly ,we are not opposed to the Calile Hotel development but the issues below should not be passed off lightly as they have direct consequences to our continued enjoyment of our Community , Lifestyle and Environment that is Noosa Shire wide expectation of Council .

Hotel Staff Parking

The hotel has significantly increased its parking capacity and indicated in a recent meeting with Body Corporate chairs from Serenity Close that while they would prefer their staff to park off site they have the capacity to allow on-site parking .Ensuring this parking option is adhered to would keep Serenity close at a similar volume of traffic and not require any more on street parking Esp. as their target market being mostly “fly in’s”.

Consideration of residents only parking areas or similar .

The Lions park to the Junction walkway is a great concept but it only moves the parking issues to the junction and its immediate surrounding streets , with no extra capacity at this time . Is there a short / medium term plan for this issue before the hotel makes it a significant problem ?

Busy weekends see Serenity close at capacity .

Significant omission in Traffic management plan .

There is a glaring omission in the most current Traffic Management report . They seem to have concentrated measuring traffic volume at the Hotel entry points at the Grant St/ Junction roundabout and the Grant St / Banksia St roundabout ( Hotel entrance ) . In both the current and 10 yr future traffic flow report it has Serenity close at no traffic flow and no future predicted traffic flow numbers . We expect this to be considered and addressed given this would be a deciding point in our request for a considered parking plan for Serenity close .

Yellow No Parking lines at exit / entrance to all apartment buildings in the street .

Several BC ‘s have previously requested Council to put in short yellow lines at the entrance / exit of their apartment complexes, as drivers view is restricted on many occasions by parked vehicles .These requests to Council have been rejected previously. After discussion with the developers we now anticipate, support for such simple safety from the Calile Hotel - same argument - road safety .

Power Supply

Has Council factored in the Hotel and the expected increase in EV charging into their plan ?

Banksia st reopening

We understand the original reason for closing Banksia st to be of no relevance anymore and it’s reopening would (1) lower traffic congestion frequently seen from Noosaville to Hastings st by removing the traffic West of the Pinaroo Park roundabout earlier .(2) Allow a better visual entrance to the hotel than via the very narrow Grant st (3) Grant st , with its numerous builds going on is frequently blocked by Tradies , deliveries and Heavy machinery working at these sites.

Finally Please note these issues have direct consequences to the continued enjoyment of our Community , Lifestyle and Environment that is Noosa Shire wide expectation of Council to fulfil .

Thank you for your consideration of these points .
