4           Proposed Development Works
4.1         Proposed Site Description

The proposed development will comprise of 19 dwellings, 20 car parking spaces, which will be accessed via a
single driveway from Maple Street and supported by a dedicated on-site stormwater management system.

A key feature of the stormwater management strategy is the inclusion of a detention tank located in the
southeastern portion of the site. The tank has been designed to capture, attenuate and treat stormwater runoff
from the proposed development prior to discharging into council’s stormwater network, located to the southeast
within Myall Street.

In addition, 4 x 3 kL rainwater tanks are proposed for landscape irrigation purposes. Refer to the OPW plans for
the locations of the tanks.

In addition to mitigating potential downstream impacts, the proposed system has been designed to achieve
compliance with the Noosa Shire Council Planning Scheme Policy – Stormwater Management, by:

      •   Consolidating site runoff into a single lawful discharge point

      •   Attenuating post-development peak flow rates to pre-development levels or better

      •   Improving stormwater quality prior to discharge, in accordance with QUDM and Council requirements

This approach delivers an effective stormwater solution that mitigates the hydrological impacts of the proposed
development. The layout of the proposed development is illustrated in Figure 4-1.
