Issue – Ancillary Dwelling Units
The proposal seeks 3 ancillary dwelling units, one above each tenancy 5, 6 and 7. The Noosa
Plan’s definition of Ancillary Dwelling Unit is below.
Ancillary dwelling unit means the use of premises for a caretaker’s residence or employee
residence associated with a non-residential use on the same premises where:
There is no other dwelling unit on the premises, except where the non-residential use
is an agricultural use;
The gross floor area of the dwelling unit does not exceed 150m²;
The dwelling unit is subordinate to the non-residential use;
The dwelling unit is attached to or within 25m of the non-residential use; and
The dwelling unit is occupied by the owner of the non-residential use or somebody
employed in the non-residential use.
While the proposed Ancillary Dwelling Units meet the required GFA, it is considered that the
size (GFA) of the units when compared to the size of the tenancies are not subordinate to the
industrial use of the associated tenancy. It is considered the size of the Ancillary Dwelling
Units should be reduced to ensure the units are subordinate to the industrial use on site.
Information Required
2. Provide amended plans with the Ancillary Dwelling Units reduced in size. Council would
accept 65m² GFA which is considered suitable for caretaking purposes of a small industrial
business.
Response
Please find attached Building Design Plans by Building Suncoast Green ISSUE P Sheets 01
and 02 of 09, reflecting amendments to the proposed Ancillary Dwelling Units, in particular
the reduction in GFA to satisfy this issue.
Issue - Industrial business type 2
The site/ground floor plan indicates a showroom and a shopping bay within tenancy 7.
Information Required
3. Please provide further details of the intended business and how it meets the Industrial
businesses type 2 definition.
Response
The submitted drawings contained a spelling typo. The intention and anticipated use of
tenancy 7 is for a surfboard shaping bay, with a small showroom of surfboards for display
and retail sales. The dominant use remains to be industrial type 2 by nature referring to the
storage and manufacturing of small goods with ancillary showroom and retail sales. Attached
Building Design Drawings have been amended to satisfy this issue.

ENGINEERING Issue – Motor cycle spaces SCG’s drawing 27287-OW6.1, titled ‘OPERATIONAL WORKS: DRIVEWAY SETOUT & DETAILS’, dated March 2018, indicates that there is a SRV parking & turning bay adjacent to the 3 proposed motorcycle parks. Information Required 4. Demonstrate how the motorcycle spaces will work when a SRV is parked in the indicated SRV parking & turning bay. Response The intention of the SRV bay is to provide a designated space for short term parking of a (SRV) delivery vehicle. As such it is not intended nor expected for the space to be occupied for long periods of time, and will not impede on the access, egress and manoeuvring of motorcycles and/or scooters using the motorcycle spaces. In conclusion we trust the attachments and responses to the issues raised are appropriate to ensuring assessment of the subject application can progress. If you have any further question or concerns please do not hesitate to contact our office directly. Sincerely, Debbie Johnson
