Dear Matthew,

This report has been prepared by RG Strategic on behalf of the applicant in response to properly made
submissions received during the public notification period for the impact assessable development application at
5 Opal Street, Cooroy (Lot 2 on SP248165).

    1. Introduction

    The application seeks an Other Change to the existing development approval (Council Ref: 51995.1611),
    which permits an Indoor Entertainment use comprising a bowls clubhouse and associated facilities. The
    proposed change involves:
    • Reconfiguration of licenced dining and patron areas,
    • Introduction of a small-batch distillery as an ancillary use,
    • Relocation of the playground and outdoor seating areas,
    • Conversion of the eastern courtyard to a goods storage and delivery area.

The public notification period was undertaken in accordance with Part 4 of the Development Assessment Rules
(DA Rules) under the Planning Act 2016. A total of 12 properly made submissions were received during this period.

This report provides:
