WATER SENSITIVE DESIGN CODE
A summary of the proposed development’s compliance with the purpose of the Water Sensitive Design
Code is included below.

The purpose of this code is to ensure:

    a) all urban development has suitable treatment and reuse systems for all site run-off;
    b) all urban development reduces the need for mains water by utilizing run-off from appropriate
       areas for applications such as toilet flushing and garden maintenance;
    c) pipeless stormwater management systems are utilised;
    d) downstream ecosystems, properties and infrastructure are not adversely impacted by either
       quantity, levels of inundation or water quality changes caused by development; and
    e) water reuse facilities have no adverse impact on the quality of the town mains water.

Comment: The proposal will achieve a lawful point of discharge and appropriate stormwater quantity
outcome. This code will be addressed in greater detail as a component of a subsequent operational
works application.

NATURAL HAZARDS OVERLAY CODE
A summary of the proposed development’s compliance with the purpose of the Natural Hazards
Overlay Code is included below.

The overall outcomes sought from the Natural Hazards Overlays Code are—

   a) development in areas at risk from natural hazards is compatible with the nature of the natural
   hazard;
   b) the risk to people, property and the natural environment from natural hazards is minimised;
   c) development does not result in a material increase in the extent or severity of natural hazards;
   and
   d) for acid sulfate areas—the generation or release of acid and associated metal contaminants into
   the environment is avoided

Comment: Given the relatively small and contained bushland area near the site, the sites
topography, extent of road frontage and surrounding development, the site is not considered to
present a bushfire risk.
