3.	Details of Submission
We make the following submission:
1: Visual Amenity. Siting the tower at the end of a ridge half way down the very scenic Falls Creek Valley contravenes The Noosa Plan. The tower will be visible from many properties on Cooran Tablelands that enjoy views to the south down Falls Creek Valley, many properties in the Arthys Road area with views to the west and many properties in the Falls Creek Road and Brewers Road area that have views back up toward McKanes Lookout to the north. It will be visible from the very popular McKanes Lookout and The Noosa Trail section that runs from the lookout to Cooran. 2: Tree removal contravenes the Noosa Plan. 300 square metres of trees will be removed at the tower site including koala food trees. Upgrading the power line leading into the site will require more tree removal. This clearing will increase visibility from neighbouring properties. 3: The height of the tower at 35 metres exceeds the Noosa Plan restriction of 25 metres in a rural zone 4: Creating a second tower when there is already an existing tower in the vicinity contravenes the requirement in The Noosa Plan that there be minimal clutter of multiple facilities. Why build a second tower when the existing tower could be upgraded? 5: There is a direction in The Noosa Plan that towers should be positioned where they are less visible to pedestrians. The proposed site for this tower is in full view of the Noosa trail from McKanes Lookout to Cooran. 6: Close to neighbours. The proposed tower has been positioned in a cluster of existing houses numbering approximately ten while there are very few houses in the greater area. While the closest house at 400 metres is technically safe from radiation there is significant impact on these houses from reduced lifestyle amenity. These residents chose a more remote and peaceful location to live and being close to an NBN tower compromises this choice. The tower will lower the value of their properties as potential buyers for rural and bushland properties generally choose to be away from towers.
