2.    SITE DETAILS
2.1. Background
An existing dwelling was established on the site and recently demolished with the approval of a
prior development application for a new detached house. The applicant is seeking approval for a
new building design on the property.
2.2. Site Description
The subject site is an irregular shaped lot which is currently vacant residential land following the
recent removal of the existing house. The land is gently sloping to the east with a fall of
approximately 1.5m. Existing fencing is located along the side and front boundaries. The rear
boundary is unfenced. An existing sewer gravity main and house connection are located in the
rear setback area for the full width of the site. he site contains no significant vegetation. Figure 5
below shows the current vacant site location.
