Noosa Heads - Calile 1
Attached to the e-mail PM Submission - S&S Chadwick - 132008.176.05.
App. Ref: 132008.176.05 As residents of 12-14 Serenity Close, we would like to express concerns regarding the above new hotel development and the perceived impact it will have on residents. The proposed development will be one of the largest hotels in Noosa in terms of hotel guest volume, plus several public facilities for visitor usage, it stands to reason that the impact on the close surrounding residential community will be very substantial. Key issues that need to be considered and addressed ahead of approval include. • Safety Issue associated with siting a large complex containing circa 500 occupants (in addition to local resident) within the area that has only one access point and is surrounded by dense bushland. Emergency evacuation plans needs to be considered. • Increased parking, traffic volume, noise and resulting safety issues. At present, congestion in the area is already an issue and an increase in traffic activity throughout the day and into the evenings would be highly inappropriate for an existing purely residential area and materially increase the safety risk. Whilst we appreciate that there has been an increase in the number of parking bays provided within the hotel complex for guest and visitor usage, we feel that the planned direct public access point off Serenity Close will only encourage visitors to park within the street nearby, particularly in the evenings. • Size and impact on site vegetation. Confirmation that the construction will not result in loss of the vegetation buffer proposed and the Service Entrance will be screened from the street and appropriately designed to blend into the street scape. • Walking track to jetty below Serenity Close apartments. This pathway is located directly underneath our external living areas and is currently utilised by many local residents (in a respectful manner) as a walkway to the river and jetty structure. If this path was to be utilised by the hotel as a conduit for any future regular water taxi service, the increased traffic volume would have an extremely high impact on the privacy we enjoy on our apartment balconies. Given that the frontages on our apartments on Serenity Close will become more unusable with high traffic issues, it would be a travesty for such an additional intrusion to occur. In summary we feel that a hotel development of this size with various public facilities in such a tight residential area is excessive and a smaller scale development more appropriate. However, should it proceed as planned, we would fully expect the Council to communicate with our BC Chair Committee and be able to satisfactorily address all the residents’ major areas of concern.
