Reference: 20-052 ABN: 74 622 643 421 Your ref: MCU21/0174 PO BOX 7044 SIPPY DOWNS QLD 4556 [email protected] +61 412 788 532 5 November 2021 Noosa Council PO Box 141 Tewantin QLD 4565 Attention: Maxwell Potter Dear Max MATERIAL CHANGE OF USE DEVELOPMENT APPLICATION DWELLING HOUSE, 11 SENEGAL RISE, DOONAN We refer to Council’s information request dated 27 October 2021 and have provided the following information to assist Council in its assessment of the application. 1. Northern Side Setbacks While the applicant respectfully acknowledges Council’s comments, the conditions onsite differ from what is purported in the information request and ongoing consultation with the adjoining land owner has not reflected the general sentiment conveyed in Council’s correspondence. With regard to amenity matters raised by Council, the following is noted: • The general amenity in terms of the setback distance from the side property boundary has been established by the adjacent land owners who have positioned their existing two storey home 3 metres back from the shared side boundary. The side of the building adjacent to the applicant’s land includes two small windows at ground level that are orientated out toward a garden that separates the two properties. Windows on the southern side of the existing residence orientate toward the pool and vegetation to the south (refer Figure 1 and Figure 2). • The height of the existing structure adjacent is approximately 6m and is founded at approximately 76m AHD, while the proposed shed will extend to approximately 4m in height and is to be founded at approximately 74m AHD given the existing fall between the two land parcels and extent of the proposed earthworks to accommodate the shed and new dwelling (refer Figure 1). This will result in the shed being approximately two metres above the ground level of the house. • A 1.8m high wall along the eastern side of the external pool area separates the adjacent land owner’s view corridor from the applicant’s land (refer Figure 2).
