   Performance Outcomes Acceptable Outcomes Assessment
                                 Buildings and structures (including
                                 swimming pools, sheds, tennis courts
                                 and outbuildings) are not constructed
                                 under overhead electricity transmission
                                 lines, or within easements.

Works Code
The proposed use has been assessed against the relevant provisions of the Works Code and is
considered consistent with the established character and functional purpose of uses within the
Major Centre Zone. The use would be located within an existing, fully serviced commercial
building (Health Care, Commercial, Office building), which has existing connections to water,
sewer, electricity, and telecommunications.

The site benefits from direct access to pedestrian, cycle, and vehicular networks, as it sits within
the Noosa Civic Centre. Importantly the use does not have an adverse impact on the wider Centre
of any nearby residential uses. Access to the site is available at all times, supporting early
morning and late evening class times.

In terms of safety and security measures, including signage and lighting, the site is well located,
easily accessed by pedestrians/vehicles.

The parking rate under the Planning Scheme for Indoor Sport and Recreation (1 space per 20m2)
is the same as Health Care Service (1 space per 20m2) and therefore the proposed use does not
create any additional demand. Furthermore, the existing car parking provision within the
Medihub building and Centre is sufficient to accommodate the low parking demand generated
by this use, particularly given the studio’s scheduling outside of peak retail trading hours.

Development Permit for a Material Change of Use for an Indoor Sport and Recreation Use. over
Tenancies CC12, CC16, CC18, CC19 and CC20 at 26 Eenie Creek Road, Noosaville (Lot 22 on
