 SITE DETAILS

2.1. Existing Site Description & Drainage
The existing site, known in real property terms as Lot 571 RP48112, is located at 15 Ross Crescent. The existing site
contains a residential dwelling with a site area of 606m². The site is bounded by residential properties and is located
within the Coast Protection Zone overlay.

     2.2. Existing Drainage Patterns
The subject land is located in a generally flat terrain with the land falling to the east beyond the boundary and falling
west at the front of the site towards Ross Crescent. The centre of the site containing the existing dwelling is level at
37m AHD.

The run-off from the existing ground surfaces of the developed site typically drains as overland surface flows towards
Ross crescent. Due to the development along the northern boundary, there are no significant upstream catchments
which drain towards the site.
Roof run-off is conveyed by downpipes below ground with an outlet in the Ross Crescent frontage kerb observed as
the discharge point for these pipes. This is intercepted by kerb inlet pits within the road to the south which discharge
to the creek between Ross Crescent/Adams Street and Tingira Crescent.
