Dear Sir,
INFORMATION REQUEST - DEVELOPMENT APPLICATION – ENTERTAINMENT DINING AND
BUSINESS – TYPE 2: RECREATION, AMUSEMENT & FITNESS - INDOOR SWIM SCHOOL AT UNIT 7 /
5 COMMERCE COURT, NOOSAVILLE, QLD 4566 (LOT 3 ON RP230888)
In reference to the above-mentioned development application and relevant correspondence dated 13
December, 2017, we provide a full response to the outstanding issues Council raised. We confirm the following
–
INFORMATION REQUEST
1. Please provide further information in regards to the available car parking on site for the users and
operators of the business and how the use will provide adequate carparking with regards to the
proposed operating hours of the business and the adjoining tenancies within the site. Carparking
is to be provided in accordance with Australian Standards for off-street carparking. Note, it is
unlikely for Council to be able to support the development with only the 3 proposed carpa rking
spaces.
RESPONSE – In response to this request, please note the following –
We can confirm that the proposed development will have 4 allocated spaces available. In order to comply
with Council requirements, the proposal will also incorporate 6 un-allocated spaces that will be used in
peak periods of the day. Within these 6 un-allocated spaces there will be 1 space that will be utilised in
front of the roller door of the Unit 7 complex.
The existing businesses operating within the subject complex being mostly services or wholesalers, that
do not attract heavy traffic flow as does a retail centre. The proposed indoor recreation facility would
complement these type of uses and can also function with the existing cross-fit gym and their use of the
available car park spaces.
The proposed JUMP indoor recreation (Swim School) facility will function as follows –
• Hours of Operation – 7am to 8pm (Monday to Sunday);
• Staggered 15min classes;
• 2 x classes of 4 students at any one time;
• 3 staff at all times.

Please note - As confirmed by the owner, generally only 50% of the total 28 spaces in the complex are
used at any one time during normal working hours, with the cross-fit gym as the only tenancy working
weekends or after hours and they appear to take up a maximum of 8-10 spaces in their peak periods with
a duration of 1 hour.
In summary, the proposed indoor recreation facility, will have 4 allocated spaces at any time and an
additional 6 un-allocated (which includes 1 space situated at the front of the tenancy - roller door). This
will be in accordance with planning scheme requirements. We therefore request Council condition the
proposed use in accordance with submitted site plan.
Please refer to updated site plan, prepared by JUMP Swim Schools providing further details on the
proposed car parking arrangement for the indoor swim school development.
2. Please provide details of onsite bicycle parking spaces for users and operators of the proposed
business.
RESPONSE – In response to this request, it is advised that the subject complex do not have these facilities
available. The owner of complex did advise that there is plenty of space available for bikes at the rear of
the complex, there is also the central section of the car parking area where there is allowance for the
storage of bins and washing area with a tap and . In order to address issue, we request Council condition
this requirement.
At JUMP our Swim Schools function by having a manager of the centre and two qualified swim instructors,
at the centre at any one time.
We trust this information satisfies all outstanding issues with Council and can continue with the assessment of
the subject application. Please do not hesitate to contact me on the below-mentioned details, if you need to
further discuss.
Kind Regards,
Richard Alarcon
