The Calile Noosa - Peer Review Rev. B 17.08.22
AO14.5 “Development on corner sites address both streets by including
openings, balconies and architectural features to both frontages.”
Proposal complies.
AO14.6 “Development consists of small separate buildings rather than large
bulky buildings with no more than six units attached in one plane.”
Proposed Villas comply.
The proposed Villas are divided into three separate buildings: Villas 1 –
6 face Serenity Close to the northwest, Villas 7 – 9 face Serenity Close
to the north and are separated by an existing large mature tree from
Villas 10 – 15, which also face Serenity Close near the corner of
Banksia Avenue North.
An alternative solution is proposed for the Resort Rooms
The Resort Rooms are divided into four separate buildings across the
six stepped levels, which are all under the 15 metre height limit and are
arranged as 4 storey structures:
Level 1 comprises 18 rooms in the southwest building all facing
the Reserve;
Level 2 comprises 22 rooms and 2 suites in the southwest
building all facing the Reserve;
Level 3 comprises 18 rooms and 1 suite in the southwest building
all facing the Reserve;
Level 4 comprises 18 rooms and 2 suites in the northwest building
all facing the centre of the site and 17 rooms in the southeast
building all facing the Reserve;
Level 5 comprises 18 rooms and 2 suites in the northwest building
all facing the centre of the site, 22 rooms and 1 suite in the
northeast building all facing the centre of the site and 18 rooms
and 1 suite in the southeast building all facing the Reserve;
Level 6 comprises 22 rooms and 1 suite in the northeast building
all facing the centre of the site and 18 rooms and 1 suite in the
southeast building all facing the Reserve.
Although these separate buildings contain more than six units each,
there are several reasons to consider them as an acceptable alternative
solution:
All of the rooms have balconies with stepping façades, varied
fenestration, balustrades, screens and planting;
Rooms facing the Reserve are shielded by dense bushland and
trees which provides a visual ‘screen’ to break up the façade;
Rooms facing the centre of the site will be partly shielded by a
proposed combination of deep planting and balcony vegetation
and are mostly not visible from the street.
