AO25.1 “Buildings and structures are not constructed on land with a slope
greater than 25% to protect scenic amenity and other landscape
                                  qualities.”
                                  Proposal complies.

AO25.2 “On sloping sites, split-level buildings, with small floorplates, that step
down the slope are used as an alternative to slab on ground
construction to minimise building bulk and benching of the sites.”
Split level buildings, with relatively small floorplates, are proposed to
step and ramp down the slope, rather than benching the site. Also see
                                  responses to PO24, AO24.1 and PO25.

AO25.3 “The distance between the ground level and the lowest part of the floor
of the building does not exceed 3 metres.”
                                  Proposal complies.

       2.6 Earthworks and Drainage

The Noosa Plan 2020 Tourist Accommodation Zone Table 6.3.4.3 Criteria for Assessment
requires that the Earthworks and Drainage of the proposal have Performance Outcome
(PO) and / or Acceptable Outcome (AO) as follows:

PO26 “Filling and excavation for operational works do not directly, indirectly or
cumulatively cause adverse impacts external to the development site by:
                           (a)     causing ponding of water on the site or nearby land;
                           (b) increasing flooding, which adversely affects the safety or use of any land
                                   upstream or downstream; or
                           (c) adversely affecting the flow of water in any overland flow path.”
Civil Engineer and Landscape Architect to propose compliance in due course.

AO26.1 “Filling and excavation for operation works are designed and
constructed to ensure overland flow and/or flooding is not worsened,
impeded, or otherwise diverted to adversely affect other properties or
                                  downstream environments.”
Civil Engineer and Landscape Architect to propose compliance in due
                                  course.

The Noosa Plan 2020 Schedule 6 Planning Scheme Policies includes Planning Scheme
Policy 2 (PSP2) Landscaping, which specifies technical requirements, provides supporting
information and guidelines for the Natural Landscape Character, Preferred Plant Species,
Undesirable Plant Species and Koala Food Trees.

The Noosa Plan 2020 Landscaping Code Table 9.4.5.3 Criteria for Assessment requires
that the Landscaping for the proposal responds to the Performance Outcomes (PO) and / or
Acceptable Outcomes (AO). The Purpose and Overall Outcomes that will be addressed in
               the proposed Landscape Design include:

“(1) The purpose of the Landscaping code is to ensure development:
                       (a) incorporates landscapes that are consistent with and protect and enhance the
amenity and distinct vegetated character of Noosa Shire; and
                       (b) creates quality places and spaces.
