1 INTRODUCTION
Calibre Consulting (QLD) Pty Ltd (formerly Brown Consulting) has been commissioned by Palm Lake Resort to prepare a
Civil Engineering to support the permissible change application for a retirement community development located on
Trading Post Road Cooroy. The development comprises of Independent Living Units (ILUs), an Aged Care Facility and
associated community facilities. The main entrance to the development is off Trading Post Road.
From an engineering perspective, this report provides preliminary plans for earthworks, roadworks, turning paths, water
and sewer reticulations and erosion and sediment control which are provided in Section 8.
2 EARTHWORKS
The earthworks will be limited to that required for roadworks, allotment access and the installation of services. The
allotments will be left as close as possible to existing surface levels to preserve the existing vegetation and minimise
disturbance to the site. Bulk earthworks plans are provided in Calibre Consulting Drawing No. B14158-SK01 & SK02.
3 STORMWATER DRAINAGE
Stormwater will discharge into the existing gullies in accordance with the proposed Site Based Stormwater Quality
Management Plan Report No. B14158.W-01A dated December 2014.
4 SEWERAGE RETICULATION
This site is within an area currently serviced by Council. Sewer servicing for the site can provided by two options
1. The site will be serviced via a connection in Pearson Road. The 150mm diameter line runs along the northern
side of Pearson Road and terminates on the eastern corner of the subject site; or
2. The site will be service via an onsite pump station and rising main to connection to existing sewer in Trading
Post Road.
The location of the connection point and connections options are provided in Calibre Consulting Drawing No.
B14158-SK07.
5 WATER RETICULATION
Water reticulation for the site is a 150mm diameter main that terminates approximately 30 metres into Trading Post Road.
The location of the connection points are shown on the attached Calibre Consulting Drawing No. B14158-SK08 & SK09.

6 CONCLUSION
This Civil Engineering is to support the permissible change application for a retirement community development located
on Trading Post Road Cooroy. This report provides preliminary plans for earthworks, roadworks, turning paths, water and
sewer reticulations and erosion and sediment control.
The following codes and probable solutions primarily relate to matters which would ordinarily be addressed as part of the
detailed design phase for operational works approval. However the matters have been reviewed as part of the preliminary
design considerations during the master planning for the site to ensure that all relevant measures can be satisfied in
accordance with good engineering practices and the design standards otherwise expressed within the codes.
