6.0 CONCLUSIONS & RECOMMENDATIONS
An integrated water management approach has been used to assess the site’s stormwater
requirements and water management needs. In summary:
The proposed reconfiguration at 2 Pearsons Road from one (1) lot into eighteen (18) lots
plus the balance park lot, can be treated by a stormwater treatment train consisting of:
o One Bioretention Basin (BB4)
o Three roadside Bio Pods (BB1 to BB3)
o Three tree pits (TP1 to TP3)
This proposed stormwater treatment train achieves the current best practice load based
reduction targets as prescribed in State Planning Policy 2017 (Appendix 2: Table B)
The new lots have sufficient flood free areas to build residential infrastructure in
accordance with Council’s requirements.
The increased flood storage achieved with the measures:
o Detention volume in detention basin, and
o Detention in the main stormwater pipe.
The riparian re-vegetation will be carried out as necessary, and freehold land is elevated
well above flood levels.
