The application is for a change to a current approval that exists for the property. The proposed changes are an improvement on the current approval. 1. The Noosa Plan 2020 indicates that the site is zoned for tourist accommodation and that a Resort is a consistent use. It is great that this will be a 5 star resort that Noosa simply just doesn’t have and is needed for the low volume, high yield guest. 1. An improved natural vegetated setback is proposed to Serenity Close, retaining more trees than the current approval. 1. Access is now proposed from Banksia Ave rather than halfway along Serenity Close, and the large car park propose looks like it is far greater than required meaning no parking on the street to impact residents. 1. The previous application had undertaken Koala offset planting and the current application undertook studies to assess the eco system on site. The site is no longer a pristine site due to use over the past 10 years as a base for construction vehicles for the surrounding development. What this application proposes is an improvement of the vegetated elements than previously proposed/ 1. Building design is always hard to comment on, but what is proposed for a Resort of 190 rooms sees a range of different elements, building separation, walkway linkages, use of open decks and natural airflow and light. The designers have achieved something in character with the precinct when considering the development in Serenity Close. 1. The economy of construction and then the operation are significant. This can’t be underestimated as part of the assessment of this application. 1. The development meets the broader Tourism and Economic goals of the Noosa Shire by providing high quality, purpose built short term accommodation and supporting facilities that focuses on encouraging tourist to stay and spend locally (i.e. vs daily drive market that places too much pressure on infrastructure) 1. Ease of access through pedestrian links to Noosa Junction to existing tourist retail and hospitality offerings Peter Brewer 16 Seafarer Ct, Castaways Beach [email protected]<mailto:[email protected]> [cid:[email protected]]
