No analysis has been provided in the Adamson Town Planning Report of the impact upan existing users of Noosa Savings Resort, including members and revidents, This impact ls significant, The “material change of use” will adversely affect every person in Noosa Springs, The Oasis, Parkridge, Ebysium and The Fairways (795 properties), retort itall and members. The developrent fails to many tests: * ft isn’t “boutique’, in fact it will have roughly the same number of rooes as the French Quarter in Hastings Street At 12m high it will vieually overpower existing buildings Two thieds of the development is to be built on land zoned “recreational and open space" Ht breaches height and setback restrictions Zoning maps indicate it is a “Core Koala Habitat", “a Koala Priority Habitat” and this will be beat together with other luna and fhara * With potentially 224 occupants, plus children and additional staff, the already existing fire evacuation risk will be significantly inoreased with potentially disastrous ramifications, Numerous discussions with Council in the past has done lithe to alleviate this very serious isiue eg. The Gasis BC Review of Emergency Evacuation Provisions * The GA suggests that the guests and staff will be arriving and heaving on 2 wheels or public transport. This is just not realistic * Analready busy carpark will be inadequate for guests, staff, golfers and those who use the spa, gym, medical facilities, restaurant ete. It is already over capacity at peak times and the Parking Studies lack meaningful anatysis * There will be increased noise and activity in an area where many elderly peaple reside and will affect the quint enjoyment and wellbeing of residents and potentially their security and safety * The club house, golf course, gym, restaurant, spa and poo! will not be ag available to residents and members with Tee Times lioely to be at a premium as hotel guests will Gholy be given priority * The developers are potentially “double-dipping” as the land originallyearmarked for a hotel was ued to Build Parkridge. -_*¢+ &¢ & Many of the above serve to undermine the integrity of the Noosa Man 2020, lobject to the Application far the pronosed hotel on the above grounds.
