Objection to the Proposed Hotel at Noosa Springs: mcu 21/0110 It has not gone unnoticed that this DA has been opened for comment for a short period of time just before ‘Christmas when most people are otherwise cecupled of away. No analysis hat been provided in the Adamson Town Planning Report of the impact upan existing users of Noosa Spvings Resort, including members and residents. This impact is significant. The “material change of use* will adversely affect every person in Noosa Springs, The Gasis, Parkridge, Elysium and The Fairways (795 properties), retort stall and members. The devrlopent leks so many Lote: * Fite’ “boutique”, in fact it will have roughly the same number af socea as the French Quarter in Hastings Street At Lom high it will visually overpower existing buildings Twe thirds of the development is to be built on land zoned “recreational and open space* it breaches height and sethack restrictions Zoning maps indicate it it a “Core Koala Habitat", “a Koule Priority Habitat” and this vell be lest together with other fauna and flora * With potentially 224 occupants, plus children and additional staff, the already existing fire evacuation ritk wall be significantly inoreased with potentially disgatrous ramifications, Numerous discussions with Council in the past has done litth to alleviate this very serious sue og, The Qasis BC Review of Emergency Evacuation Provisions * The BA suggests that the quests and staff will be arriving and beaving on 2 wheels or public transport. This is just not realistic * Analready busy carpark will be inadequate for guests, staff, golfers and those who use the spa, gym, medical facilities, restaurant ete. tis already over capacity at peak times and the Parking Studies lack meaningful analysis * There will be increased noise and activity in an area where many elderly people reside and will affeet the quiet enjoyment and wellbeing of residents and potentially their security ard safety * The club house, golf course, gym, restaurant, spa and pool will nat be as available to residents and rremibers with Tee Times likely to be at a premium as hotel guests will Rkely be given priority * The developers are potentially “double-dipping* as the land originally earmarked for a hotel was ued to build Parkside. + © © Many of the above serve to undermine the integrity of the Noosa Plan 2020, lobject to the Application for the prapased hotel on the above grounds.
