                      2        SITE DESCRIPTION
                      The subject property (the site) is a 508 square metre residential property located at 17 The Esplanade
                      (Lot 678 on RP48111), Sunshine Beach, see Figure 2-1. The site is located at the crest of a high
                      foredune that slopes towards Sunshine Beach. The frontage of the site to The Esplanade is elevated
                      at approximately 24 metres above Australian Height Datum (AHD).
                      Sunshine Beach has an east-south-easterly aspect with exposure to waves from the north-east
                      through to south-east. The site is approximately 600 metres south of Noosa Headland which has a
                      significant influence on coastal processes and longshore sand transport along this section of
                      coastline.

                      2.1      Development Proposal
                      The subject property is currently occupied by an existing residential building. It is proposed to
                      demolish the existing building and construct a new residential building at the site, consistent with the
                      architectural drawings presented in Appendix A.

                      2.2      Site Inspection
                      A site inspection was undertaken by Paul Prenzler and Guiliana Arismendiz on 7th October 2025
                      (between 10am to 12:30pm) to observe site conditions and undertake field measurements of the
                      beach.
                      On the day of the site inspection:

                              Low tide of 0.17m occurred at 2:17am and 0.47m at 3:26pm;
                              High tide of 2.24m occurred at 8:56am and 1.52m at 9:05pm;
                              Waves were approximately 1m in height with a period of 8s from the east;
