Rpt-Proposed Lots 17 - 19, 28 Eenie Creek Rd, Noosaville_FINAL_
Attached to the e-mail Email with amended da form and planning report.msg.
• Vehicle access and egress is proposed via a 6.2m wide Type B driveway crossover to Hofmann
Drive;
• The Noosa Plan 2020 does not stipulate specific servicing requirements for multiple dwelling,
however it is expected that the largest vehicle to enter the site is a Waste Collection Vehicle (WCV);
• Swept Paths have been incorporated to the traffic engineering reporting, demonstrating that
appropriate servicing and the abovementioned vehicle can appropriately service the site and exit in a
forward gear;
• The proposed service vehicle arrangements are considered adequate to meet the demands of the
proposed development.
Overall the Traffic Engineering Reporting concludes that there is no traffic engineering reasons as to why the
proposed development should not be approved. Please refer to Appendix K for the full Traffic Engineering
Report prepared by TTM and provided as to this report.
5.5 ACOUSTIC REPORT
An Acoustic Report for the development has been prepared by Acoustic Logic and is included as Appendix
L to this report.
The proposed development is impacted by potential road traffic noise from the local road network, as well as
the existing operation of the Noosa Civic Centre (such as mechanical plant equipment and the loading dock).
The Noise Impact Assessment provides for the following key recommendations:
• Impacts from the existing shopping centre including the loading dock has been addressed as part of
the existing ROL permit (Condition 5 of the ROL permit). This noise attenuation is required to ensure
the future dwellings on lots 17-19 achieve the required acoustic quality criteria. The acoustic
treatments deemed to be necessary in relation to the existing shopping centre include restriction on
mechanical plant operating hours and stationary plant treatments comprising acoustic barriers on top
of plant exhaust fans and Acoustimax panels in lieu of louvers.
• Minimum glazing requirements are required to achieve the minimum acoustic performances;
• Wherever external glazing is required, acoustic sealing of window frames and openings (etc) will be
implemented;
• Traffic generation and required servicing in relation to this development is not anticipated to generate
an adverse acoustic impact for residential amenity within the complex.
The reporting concludes that the development achieves and complies with the relevant adopted noise levels
through the various recommendations provided within the Noise Impact Assessment. Please refer to
Appendix L for the full Nose Impact Assessment.
5.6 OPERATIONAL WASTE MANAGEMENT PLAN
An Operational Waste Management Plan has been prepared by TTM and is included as Appendix M to this
report. The Waste Management Plan provides the following:
• Refuse collection will occur on-site by Council from Hofmann Drive via front loading WCV’s;
• Collections will occur twice a week;
• Waste will be stored within 1100L bulk bins within the basement refuse areas; each refuse area will
be provided with a bin wash down bay;
• Building Management will transfer bins from the basement of Building A and B to the ground floor of
Building C.
Please refer to the Operational Waste Management Plan prepared by TTM and provided in Appendix M to
this report for the full Management Plan.
