    Re: Additional Bushfire Issues - Noosa Springs Resort Development
                         Application – MCU21/0110

Further to an email from the Applicant’s Town Planner, Adamson Town Planning of 19 December 2022
regarding Councils request to retain Non-Juvenile Koala Habitat Trees (NJKHT) and a subsequent
amendment of the proposed development plans, please find our additional bushfire advice below.

Building Proposal
Following a request to retain NJKHT in the north of the development, the proposed tennis courts will
be relocated to the west. The existing vegetation and additional area of the existing tennis courts will
be repurposed as a passive recreation area and has been assessed previously for bushfire hazards in
Bushfire Hazard Assessment and Management Plan (Revision 4, dated 30 April 2022).
Our assessment regarding this area requires appropriate updating to reflect an extension of vegetation
to an approximately 60m wide corridor abutting Resort Drive to the north of the hotel pool area.
We note that the use of this area will permit the retention of the NJKHT but also allow for the area to
have passive leisure and recreation usage with a walking track and seating etc.

Vegetation Assessment
The vegetation in this area was previously assessed for bushfire hazards and our onsite investigations
indicate that this area is currently either devoid of understorey and groundcover due to the historic
usage of this area or dominated by environmental weeds which would be removed as part of the
proposed development. There are some native groundcovers namely sedges and ground or prostrate
shrub species, however these are restricted in distribution and or occurrences within this area.
