The purpose of the Driveways and Parking code is to ensure driveways and parking are adequate to serve the
access and parking needs of development and are designed to protect the safety of pedestrians and cyclists.
The proposed new driveway and parking for the new dwelling unit has been designed in accordance with current
Australian Standards. The development proposes that the dual occupancy be serviced by two separate driveways;
the existing along Orealla Crescent and the new driveway addressing Ventura Street and there are currently no
footpaths along either frontage.
The dual occupancy proposes two covered spaces for the new dwelling unit and a space on the driveway to park
additional vehicles. The existing dwelling has a driveway, which supports one uncovered car space. This parking
arrangement complies with PO6 and Table 9.4.1.4 of the code. The proposal complies with the relevant acceptable
outcomes of the Driveways and Parking code.
EARTHWORKS CODE
The purpose of the Earthworks code is to ensure earthworks do not unreasonably impact on the natural
environment or other properties and provide a safe and secure work environment.
The earthworks proposed for the dual occupancy are to allow for the sleeving of parking underneath the new
dwelling unit. The site is not affected by flooding and proposed excavation is planned in accordance with Planning
Scheme Policy PSP6.
EXISTING SERVICES CODE
The purpose of the Existing Services code is to ensure existing underground infrastructure is protected from
damage caused by development.
The development will not adversely affect the service of any stormwater drains or place any unreasonable
additional load on the service. No trunk infrastructure easements are located over the site, therefore no access is
required to be granted.
LANDSCAPING CODE
The purpose of the Landscaping code is to ensure development incorporates landscapes that are consistent with
and protect and enhance the amenity and distinct vegetated character of Noosa shire and creates quality places
and spaces.
The Landscape Plans, provided in Attachment 3 demonstrate how the site will use a variety of native species
and retain some small trees on site. The plans have been guided by the list of preferred species in Planning
Scheme Policy PSP2of the Noosa Plan. In total four trees, including one street tree, are proposed to be removed
to allow for the construction of the driveway and access to the new dwelling, but all other trees will be retained.
The street tree will be replaced elsewhere within the road reserve. Landscaping is proposed mostly to the new
dwelling unit area, but the private open space for the existing dwelling is also included in the design. No changes
to the frontage to Orealla Crescent are proposed. The proposal complies with the relevant acceptable outcomes
of the Landscaping code.

SUSTAINABLE BUILDING DEISGN CODE
The Purpose of The Sustainable Building Design code is to ensure:
• Development is sustainable with minimal environmental impact and maximum human comfort;
• Development conserves resources and materials and designs buildings that work with their natural
environment and not against them;
• Buildings are resilient and resource efficient and incorporate sustainable building design that responds to
Noosa Shire’s sub-tropical climate;
• Building design minimises energy and water use and reuses stormwater for non-potable purposes and
provides comfortable, healthy work and living environments; and
• Buildings are cost effective to operate.
The development has maximised the landscaping on site to reduce impervious areas and has retained existing
vegetation. The development has aimed to respond to the topography of the site and has sleeved parking
underneath and minimised any earthworks required. The proposal is seen to comply with the Sustainable Building
Design code.
WATER QUALITY AND DRAINAGE CODE
In summary the purpose of the Code is to ensure the stormwater associated with new development is appropriately
managed. To address the requirements of this Code the engineering drawings include a plan to show how
stormwater from the new dwelling will be collected and discharged from the site.
WASTE MANAGEMENT CODE
As discussed in the Development Assessment Report, waste bins for each dwelling are provided and stored
behind landscaped screening. Each unit will wheel their bins to the curb for collection.
