STE F FAN Minor Change 8 Hinterland Close, Tinbeerwah QLD 4563 ‘A RI E Lot 8 on RP162815 2) Provide an amended Geotechnical Engineer report demonstrating the proposed works will have no adverse effects on the existing slope stability conditions of the subject site or any of the adjoining properties. The report must be prepared by a suitably qualified person (RPEQ - Registered Professional Engineer of Queensland) and include relevant recommendations. Response: Please refer to the revised Geotechnical Report prepared by ARCOS attached as Appendix A. 2. Driveway Crossover The driveway crossover shown on The Outside Perspective’s Proposed Floor Plan is not in accordance with Council’s standard drawing for a rural crossover (RS-056). Council is concerned that the proposed driveway crossover may block or adversely affect the existing table drain along access easement to north. Information Required Provide additional detail demonstrating how the proposed driveway crossover will not block or adversely affect the existing table drain along Hinterland Close. The driveway must be generally in accordance with Council’s standard drawing (RS-056) and consider the extent of earthworks within the access easement. Response: Please refer to the revised proposal plans attached as Appendix B, in particular drawing number TP.OO1, where the driveway configuration has been amended to be generally in accordance with Council’s standard drawing (RS-O56). For clarity, a concrete head wall is proposed on either side of the driveway, with an internal pipe to allow for stormwater flow. Additionally, in accordance with RS-056 the first 1.5m will be bitumen to match the existing road surface. 3. Amendments to approved plans Decision Notice MCU22/0133 included Approved plan, Plan 007 - Revision 1- Site Survey, prepared by the applicant - Dated 20/10/22 and Condition 6 which restricted the amount of vegetation to be removed for the dwelling house. Advice Required Confirm that the updated dwelling design, subject to this change request can locate within the above approved area without the need for additional clearing or amendment to the above plan and condition. If not, identify what additional clearing and impacts results from the updated design and siteworks when assessed against the Biodiversity, Waterways and Wetlands overlay code. Response: Please find attached a tree removal comparison. The findings of this are: e Approval MCU22/0133: Total of 15 trees to be removed. Includes three trees that aren’t proposed to be removed as part of the revised application. e Revised application: Total of 14 trees to be removed. Includes two trees that weren’t proposed to be removed as part of the approval. Put simply, the revised application does change the extent of clearing, but this is reduced by the number and size of the trees to be removed. When assessed against the Biodiversity, Waterways and Wetlands overlay code, the clearing is still proposed within this overlay, but the extent is reduced. Additionally, the removal of these trees is positioned towards the west of the site, near the frontages and outside of the MSES Environmental Values and Koala Habitat Areas under DAMs mapping. As this clearing is positioned within Page 2 of 3
