Melanie Fairbairn Feb 17, 2022 Team BnB 3/3 Gibson Road, Noosaville, QLD 4566 07 5447 3097 [email protected] ABN 77 626 470 317 Submission to MCU 17/0076.01 To the assessment manager With copy to: Mayor Claire Stewart, Deputy Mayor Frank Wilkie, and councilors Finzel, Juresevic, Lorentson, Stockwell and Wegener | am writing this submission as the owner of Team BnB Australia Pty Ltd (Team BnB), a local, licenced, professional property management company that focuses on short term rentals. My submission is in support of the above-mentioned application. Who is Team BnB? Team BnB was established here in Noosa in 2017 and we pride ourselves on our clean, well managed properties. We have over 2000 Airbnb reviews with an average rating of 4.92 out of five stars. We are one of only 3 professional hosts nationwide that were announced as finalists in the ‘Host of the year’ category at the recent Airbnb Australia Awards. We currently manage around 25 properties within our portfolio which generate some 30,000 bed nights per year. We are the local manager of the property this application refers to, 1/25 Edward Street, appointed by the owners who reside on the Gold Coast. We have managed the property since the first guests stayed here in 2019. Team BnB’s office is located at 3/3 Gibson Road, 600 meters away from this property. | reside in Tewantin, 6km’s from the property. Property information: This Award Winning 3 bedroom, 2 bathroom plus pool duplex, designed by well known local interior designer Di Henshall, is in high demand by affluent visitors looking for a well appointed, stylish and well managed holiday home. It is even featured in Council’s ‘Short term Accommodation guide’ on page 9.

Due to its location barely 200 meters from the river it is generally occupied by couples with small children, elderly guests and it also attracts a number of international visitors. The property also has a number of regular guests that stay several times a year. It was occupied 311 nights by paying visitors in the 2020/2021 financial year, clearly demonstrating that there is significant demand for visitor accommodation in this area. The average incidental spend per visitor night is $174 / person (source: Tourism research Australia 2017 data - most likely much higher now, | don’t have the new data on hand). Assuming an average number of 3 guests over 311 nights the minimum incidental spent on local restaurants and tours by guests staying in this home is in excess of $162,342.00. In addition to that this property produced $39,000 in payments for services including cleaning, linen, management, Pool and garden maintenance, providing significant income and employment opportunities to local businesses including Team BnB. Why am | telling you all this? If the application brought forward is denied a wonderful unique accommodation option, that does not cause any of the issues the local law is designed to prevent, is lost. It is highly unlikely that this property will become a permanent rental as the owners keep the property first and foremost for their own visits 4 times a year. And of course significant income to local businesses will be lost. This property provides high end accommodation to visitors, and is located in a medium density zone that, as written in the STR Guide, is ‘intended for permanent residential living mixed with some visitor accommodation’. Even though this is a 3 bedroom property we have limited occupancy to 4 guests, and we don’t accept weekend bookings to minimize any potential disturbance to nearby residences. We implemented these restrictions after receiving some feedback about unruly weekend guests from neighbors around a year ago. | am highlighting this as it clearly demonstrates that we do very much care about the impact that STR properties can have on permanent residents, and that we go to great lengths to prevent any issues before they even occur. No issues have been raised with us since implementing these booking restrictions. All our guests are informed at time of booking that, by. placing a reservation, they agree to comply with the local code of conduct and property specific house rules.

We also manage 1/27 Hill Street, Sunshine Beach. You may recall lengthy council debate about the principal change of use application that was eventually approved with very strict conditions in place. In over a year there has been one somewhat legitimate complaint made, about two people that were talking loudly outside the property. The complaint was dealt with immediately to everyone’s satisfaction. | am referring to this as it also demonstrates that, if managed properly by a local operator like us, the vast majority of the issues STR properties cause can be eliminated. Conclusion | urge the council to please consider all aspects carefully before making a decision on the application. As permits are only valid for a year please consider the application favorably to at least give us a chance. The law has after all been implemented to ensure good management practices and to reduce the impact of STR. If council would find the property non compliant it always has the option to withdraw the STR permit. Please contact me if | can provide any further information in relation to this matter. Thank you for your time! Regards, Yl Melanie Fairbairn Director 07 5447 3097 hse y Stee Team BnB | Airbnb | Facebook Attachments: e Property House rules e Guest feedback
