MCU 170076.01 To the Assessment Manager
Attached to the e-mail PM Submission - Melanie Fairbairn - MCU17/0076.01.
Due to its location barely 200 meters from the river it is generally occupied by couples with small children, elderly guests and it also attracts a number of international visitors. The property also has a number of regular guests that stay several times a year. It was occupied 311 nights by paying visitors in the 2020/2021 financial year, clearly demonstrating that there is significant demand for visitor accommodation in this area. The average incidental spend per visitor night is $174 / person (source: Tourism research Australia 2017 data - most likely much higher now, | don’t have the new data on hand). Assuming an average number of 3 guests over 311 nights the minimum incidental spent on local restaurants and tours by guests staying in this home is in excess of $162,342.00. In addition to that this property produced $39,000 in payments for services including cleaning, linen, management, Pool and garden maintenance, providing significant income and employment opportunities to local businesses including Team BnB. Why am | telling you all this? If the application brought forward is denied a wonderful unique accommodation option, that does not cause any of the issues the local law is designed to prevent, is lost. It is highly unlikely that this property will become a permanent rental as the owners keep the property first and foremost for their own visits 4 times a year. And of course significant income to local businesses will be lost. This property provides high end accommodation to visitors, and is located in a medium density zone that, as written in the STR Guide, is ‘intended for permanent residential living mixed with some visitor accommodation’. Even though this is a 3 bedroom property we have limited occupancy to 4 guests, and we don’t accept weekend bookings to minimize any potential disturbance to nearby residences. We implemented these restrictions after receiving some feedback about unruly weekend guests from neighbors around a year ago. | am highlighting this as it clearly demonstrates that we do very much care about the impact that STR properties can have on permanent residents, and that we go to great lengths to prevent any issues before they even occur. No issues have been raised with us since implementing these booking restrictions. All our guests are informed at time of booking that, by. placing a reservation, they agree to comply with the local code of conduct and property specific house rules.
