1.0 INTRODUCTION
This report presents the results of a geotechnical and acid sulfate soil (ASS) investigation carried out by
Core Consultants Pty Ltd (Core) for a proposed development at 14 to 16 Mary Street, Noosaville.
The work was carried out for TOD Consulting Pty Ltd, in accordance with our proposal Q004122-001-L-
Rev1.
Along with the results of the investigation, this report provides geotechnical advice and recommendations
regarding earthworks, foundation design, basement design and retaining wall design parameters, together
with advice regarding ASS management.
2.0 PROPOSED DEVELOPMENT
The proposed development (‘Bounce’ Hostel) comprises four two-level pavilion-style buildings, with a central
swimming pool and single-level basement carpark (up to about 2.5 m depth below existing ground level)
under one of the buildings. Minor fill earthworks (up to about 0.5 m) are proposed.
3.0 SITE DESCRIPTION
The site covers an area of about 1,900 m2 and is bounded by Mary Street to the south, and low-rise
residential/commercial buildings elsewhere.
The ground surface is generally flat across the site and surrounding area. The Noosa river is located about
300 m to the north and 500 m to the east (Keyser Island Conservation Park area) and Noosa Waters is
about 500 m to the south.
At the time of our investigation, a single-level shed-type building (retail premise) occupied most of the
southern half of the site, with at-grade car parking and grassed areas/garden beds elsewhere.
Site conditions at the time of our investigation are shown in Photograph 1.
