3.     Details of Submission

On behalf of the Body Corporate, we make the following submission in relation to the Request
for Development Permit (“Request”) from RG Strategic addressed to your office dated 30 July
2016 (“Annexure A”) and its annexed acoustics report (“Acoustics Report”) from Joseph
Carroll of RoadPro Acoustics dated 3 August 2016 (“Annexure B”).

In analysing the Request, we appreciate the positive contribution that this enhanced utilisation
and refurbishment of Unit 3 and the Al Fresco retail space will achieve for the scheme, the
guests and the wider attractiveness of this corner foreshore area. We support the broader
objectives in the Request on the basis that it will provide an enhanced dining option in the area
and will refresh the site. But we do so on the basis that we have legitimate concerns that need
to be addressed by the applicant.

3.1    Body Corporate - Summary of Concerns

The Body Corporate recognises the overall planning objectives of the Visitor Mixed Use
Zone, Noosaville Locality Plan in Part 11 of the Noosa Plan, of which the scheme forms a
part.

The Body Corporate cannot support the Request for approval for the Entertainment and
Dining Business – Type 1 Food & Beverages Development as submitted by the applicant.
