3.0 SITE CONDITIONS
      3.1 Existing Site

The site is undeveloped as shown in Photograph 1, Appendix B. The site consists of dense
grass on the western half of the site and a heavily vegetated waterway on the eastern half of
the site. A 228ha catchment contributes to flows through the site. A catchment plan is
presented in Figure 1, Appendix A. Two natural channels flow in a northerly direction and
enter culverts/pipes under the Bruce Highway south of the site. These pipes/culverts daylight
upstream of the subject site. The two natural channels continue through the subject site. The
two channels merge into one before flowing through two 3.2x2.45m box culverts under
Myall Street (see Photograph 3, Appendix B). Photograph 2 in Appendix B shows the
waterway which runs through the site. A survey plan of the site is presented in Figure 4,
       Appendix A.

      3.2 Developed Site

The proposed development involves the construction of a multi-use facility. A development
plan for the site is presented in Figure 5, Appendix A. The proposed development includes a
service station with a fast food drive thru outlet, a car wash facility, a self-storage unit
facility and a caravan tourist park which includes 10 cabins and a pool. A portion of the site
has been nominated for future development. The waterway and the highly vegetated area on
the eastern side of the site are proposed to remain as per existing conditions.
