GENERAL COMMITTEE MEETING AGENDA 12 January 2015

Vegetation to 3m in height would screen approximately half the height of the closest columns to
both adjoining neighbours leaving approximately half the columns viewable. The photo on the
left, the western side, is used as it is a worst case scenario angle. Views from the neighbouring
properties are slightly impeded by the encroachment but the extent of the obstruction is minor. It
is indicated visually in Figure 3 above that the encroachment is minor and the majority could be
effectively screened by the fence and vegetation.
4. CONSULTATION
The application was forwarded to the following internal Council specialists:
• Engineering Officer
• Building Officer
5. CONCLUSION
The works encroaching into the setback obstruct some views from the neighbouring properties,
but given the extent of which they encroach, it is considered not to significantly affect the amenity
of these properties. The majority of the concrete plinths would be screened by a dividing fence.
Vegetation, which is permitted up to 3m in height in the setback area, would effectively screen
the portion of the plinths above fence height and some of the columns. An RPEQ has certified
that the works will not cause flood storage or revetment wall issues. The works are considered to
meet the Special Provisions for Noosa Waters in the Detached House Code and are
recommended to be supported, subject to conditions.
