centre’s retail shops and services, as well as generating fuel sales. This represents an
underserved market in Cooroy.
Also noted earlier, RV tourists are the biggest spending travellers in the domestic market,
spending on average $500 to $900 per week, with spend patterns more like residents in
that they spend directly into the community, mainly on day-to-day needs, purchasing
tourism services and products as it suits them. They prefer activities such as visiting
markets, heritage sites and museums, going bushwalking, visiting National Parks and
undertaking full or half-day tours, and RV travellers consider it important to actively
support RV friendly towns.
The inclusion of a dedicated tourist and visitor information kiosk as part of the adjoining
service station should enhance the prospects of extending the stay of visitors, and their
contribution to local businesses.

Issue – Economic Benefits
The economic benefits of the proposal to the local community are not extensively detailed.
Information Required:
• Provide further detail of the estimated overall investment to develop the project
and the numbers and types of construction and on-going job generation.
Table 5.1 below provides an estimate of regional economic and employment benefits
arising from the construction of the Myall Street Mixed Use Development. The
development is expected to positively contribute to employment and Gross Regional
Product (GRP), both directly and indirectly, through multiplier effects.
These multiplier effects have been calculated through use of Input-Output Employment
and Value-Added multiplier tables for the Brisbane-Moreton region. 9
As shown in Table 5.1, the estimated $5.50 million (2014 dollar values) construction cost
of the development is forecast to have the following flow-on effects over the construction
phase of the development:
• support 49 jobs (expressed as job years), comprised of 33 jobs directly, and a
further 16 jobs indirectly ); and
• contribute $3.85 million to GRP ($2.20 million directly and a further $1.65 million
indirectly).
