PLANNING & ENVIRONMENT COMMITTEE MEETING AGENDA 11 SEPTEMBER 2018
The duplex dwelling fully complied with The Noosa Plan probable solutions for a duplex dwelling,
with the exception of the setback for garages and width of the driveway. A reduced setback from
6m to 0m for the garages was supported due to the site steeply sloping down from Park
Crescent, with the proposal also considered consistent with the existing streetscape.
Notably the original plans lodged with the application for the duplex dwelling proposed 4 car
parking spaces including 2 garages and 2 open visitor spaces. As part of the assessment
process, Council officers issued an information request requesting a revised design to reduce the
amount of hardstand area, narrow the driveway access on the street frontage and provide for
more landscaping. The applicant responded to the information request providing amended plans
to address the issues raised removing 1 of the open visitor spaces.

In June 2018 the applicant lodged an application seeking to change the development approval to
allow an additional open visitor space on site and so provide a total of 4 car parking spaces on
site. The additional visitor space is shown in Figure 3 below.
