3.0 Site Description
3.1     General

 Road frontage           19.2m to Ventura St and 19.0m to Margit Crescent
 Existing vegetation     Minimal peripheral landscaping associated with existing dwelling (to be
                         removed and replaced with new plantings)

The site is 705.62m2 in area and zoned Attached housing (please refer to Figure 2). The site is improved
by a two story detached dwelling house which is proposed to be removed. Vehicle access is available
to both street frontages. The site adjoins a Duplex to the north east (MCU17/0521 & OPW17/0549).
Directly to the north is a set of three town houses (defined as Multiple housing Conventional Type 4
under the scheme). The broader surrounding area contains a mix of Detached houses and higher
density Multiple housing (please refer to Figure 3 over page).
