From my understanding a hotel development was part of the long term plan when Serenity Close was to be
developed. On that basis you would assume all the existing residents would be aware that at some point in the
future the development of the hotel was going to happen. However it seems that some residents from that
precinct think that rejoining Banksia Ave would solve traffic congestion concerns . | purchased in Coral Tree Ave
on the basis that the road was servicing local residents only from just a small enclave with a small amount of local

traffic only.
I strongly object to increasing the traffic load along Coral Tree Av to service Serenity Close and the hotel. Why
should:the residents of Coral Tree Ave, Banksia Ave, Jan St and Grovenor Terrace have to bear the brunt of the
builders and the medium density traffic? Banksia Ave was blocked years ago to stop the previous rat run and
create a safer environment for local residents. If Banksia Ave is reopened and used to service the area at Serenity
Close, increased traffic and trucks servicing the hotel would have to encounter dangerous bends and a steep hill
that would not only create undue noise but more importantly major safety issues.
