Dear Sir:

OBJECTION TO PLANNING APPLICATION MCU10/208 3
DEVELOPMENT APPLICATION FOR NURSERY SITE 37 GIBSON ROAD

I am writing to object to the application for the rezoning of the above site, and the
application for development of a Convenience Centre on the Nursery site (formerly
Plants Plus). The reasons I am objecting to this proposed development are:

- There is no local Noosaville need for this type of development which justifies the
rezoning of the nursery site from Residential use under the Noosa Plan to Commercial
use. Residents already have access close by to all the proposed shopping types in
Noosa Village, the Homemakers Centre, Thomas Street and Gympie Terrace.
Business would inevitably be taken from existing small local traders, causing
financial hardship and possible closures.

- There are numerous empty shops and offices already available in Noosaville.
Any direct employment increase is likely to be offset by reductions from existing
shops.

- All access from Skipper Place, a small local road, will cause a range of traffic
problems.

- Surrounding residential properties will suffer a serious loss of amenities through
negative impact from noise, cooking, vehicle exhaust odours, bright late-night
lighting, rubbish, etc. Every day during my morning walk I collect rubbish that has
been dropped by customers of the existing fast food outlets.

- Late hour trading has been shown to attract increased traffic flows and the problems
that arise from this increase in traffic, such as hooning. This is a problem in our
street now and would only increase with any new development.

- As has been demonstrated with other late-night and all-night facilities already
located in the immediate area (Villa Noosa pub, McDonald's), the bulk of custom
attracted to this facility is unlikely to come from local residents. Rather, customers
will be attracted from outside the Noosa/Noosaville area by the late-night facilities on
offer, thus placing an unacceptable burden on local residents in the form of increased
traffic and associated noise.

I would urge Council to reject this development application and put a stop to this
unnecessary development and rezoning.

Yours faithfully
