Plate 15 – NC Bushfire Hazard Overlay Building works within land which has been designated under a power of legislation as being subject, or likely to be subject, to bushfires triggers building design assessment under AS 3959:2018 (NCC 2019). The Standard provides minimum construction requirements for new habitable dwellings and habitable building alterations in designated Bushfire Prone Areas. The construction requirements are intended to improve the performance of buildings subjected to burning debris, radiant heat or flame contact. Building works in Designated Bushfire Prone Areas must be built to the Bushfire Attack Level (BAL) construction standard relevant to the building site as identified by the AS 3959:2018 methodology. Based on the setbacks provided, all future Class 1 buildings are anticipated to achieve a BAL 29 construction standard or lower. A specific BAL assessment will be required once building plans have been progressed given the BAL relies on an accurate understanding of the final footprint of the building within the individual building envelopes and is required to be assessed against the active iteration of the Standard at the time of assessment. © 2022 26
