L03 IR response to NC
Attached to the e-mail REC15/0024 - Response to information request.
Council’s Reference: REC15/0024 Our Reference: 01907 LO2 NG th 8 March 2016 Chief Executive Officer Noosa Council PO Box 141 TEWANTIN Q 4565 ATTENTION: ENVIRONMENT AND PLANNING DEPARTMENT Confidential Email Transmission: [email protected] Original in Post: No Dear Sir/Madam, RE: RESPONSE TO INFORMATION REQUEST DEVELOPMENT APPLICATION – RECONFIGURATION OF LOT (1 LOT INTO 2 LOTS) AND ACCESS EASEMENT OVER LAND SITUATED AT 71 COOROY NOOSA ROAD, TEWANTIN AND DESCRIBED AS LOT 210 ON RP136750 I refer to the above application and in particular to the request for additional information issued by your th Council and dated 11 November 2015. This request listed two (2) items that Council considers is necessary in order to complete its assessment of the above application. The applicant has decided to respond to these items as below: Item 1: Provide plans that demonstrate the proposed lot configuration and access easement are sufficient to achieve the Specific Outcome O32 of the Reconfiguration of a Lot Code and provide sufficient area for vehicles to be able to travel along the access easement in a forward gear and have the opportunity to pass within the site. Applicant’s Response to Item 1: Amended plans are attached which detail the existing carparking and manoeuvering area to the front of the existing dwelling on proposed Lot 2. This paved area in front of the garages provides sufficient area for vehicular maneuvering for Lot 2. At present, carparking for Lot 1 is provided in an informal position at the end of driveway. The applicant intends to construct a new garage in the future adjacent to the existing dwelling and there will be sufficient area on the site to accommodate the new garage and manoeuvering area With regard to clearing of vegetation of sight lines for the driveway, this will be undertaken in conjunction with Council officers if required. It is anticipated that a strip of up to 1.0 metres of vegetation will be required to be cleared within the road reserve. It is noted that the existing vegetation currently obscures the existing driveway and therefore the removal of vegetation should be undertaken independently of this application. Item 2: Provide plans that indicate the current services (sewer, water, electricity and telecommunications) and the current stormwater drainage system together with any necessary easements. Applicant’s Response to Item 2: Please find attached an amended plan that details existing services on the site. Due to the location of the existing services an easement will be required for access and services along the eastern boundary and an additional easement for services along the western boundary.
