Earth Creation LANDSCAPES RE: Generally In Accordance (GIA) Request – Landscaping Amendments Property: 36 Enterprise Street, Sunshine Beach Council Reference: OPW23/0147 & RAP 22/0019.01 To Whom It May Concern, Please accept this correspondence as a request for a Generally In Accordance (GIA) assessment relating to the completed landscaping works at the above property. During construction and final landscape implementation, several refinements were made to the approved landscape plan in response to final site conditions, detailed architectural integration, plant availability, constructability considerations and overall landscape functionality. The revised landscape outcome maintains the original design intent of delivering a high-quality subtropical coastal landscape outcome with substantial planting, boundary screening and canopy vegetation throughout the site. Importantly, the amendments do not result in any adverse impacts with respect to privacy, amenity, drainage outcomes or the overall landscape character of the development. The primary refinement to the front landscape area involved the introduction of a functional turf area in lieu of portions of the originally proposed dense planting arrangement. This amendment was undertaken to improve the usability and functionality of the outdoor space, whilst still maintaining substantial surrounding planting, screening and canopy vegetation throughout the frontage. In addition, the front landscape presentation was refined to create an outcome more consistent with the established streetscape character, particularly in response to the adjoining neighbouring properties located to the south of the site. The revised arrangement provides a softer and more cohesive interface with the surrounding residential context whilst still retaining the approved subtropical landscape character. The revised landscape outcome also continues to provide a significant planting
contribution across the site, with approximately 30% of the installed species consisting of
native planting. Furthermore, the completed landscape installation now incorporates well in
excess of 600 plants throughout the property, contributing positively to the overall
landscape character, biodiversity outcomes and long-term visual presentation of the
development.
Overall, the revised landscaping continues to achieve the intent of the original approval
and provides a cohesive, high-quality landscape outcome appropriate to the site and
surrounding locality.
Please find attached the amended landscape plans reflecting the works as constructed for
Council’s assessment.
