RE:    Response to Information Request MCU22/0032 – 4 Tristania Dr, Marcus
       Beach


Council issued a further advice request on 13 May 2022. The applicant provides the
following additional information in response to the items:


   1. Provide amended plans that comply with basement and height requirements
      as outlined in the Medium Density Residential Zone Code.

The amended design includes a garage basement that is restricted to one opening (5.2m
wide), which is backfilled along the northern and southern edges to ensure it is not visible
from the adjoining neighbours as a separate storey. No part of the building is greater than
8m relative to existing natural ground levels, as shown below.
