Dear Anthony,

RE: Lot Improvement Application - Unit 13
89-93 Eumundi Noosa Road, Noosaville QLD

We have been instructed by the Body Corporate to contact you regarding your request to
carry out Lot Improvements to Unit 13 to install a patio roof cover.

AS pet the minutes of the recent Extraordinary General Meeting, your lot improvement
application has been approved. An approval given by the Body Corporate is subject to
compliance with the Body Corporate's by-laws and the following conditions: -

e The lot owner acknowledges and adheres to all relevant by-laws of the scheme;

e The lot owner accepts all responsibility for any potential loss, damage or injury caused
as a result of the works;

e The lot owner absolves the Body Corporate of any potential claims against it as a
result of the works;

e The works will not be funded in any way by the Body Corporate;

The lot owner must ensure the contractors used are suitably qualified, licenced, and

insured;

The lot owner must obtain all necessary local government approvals;

The lot owner accepts full responsibility for any damage to the building and its

common areas as a result of the works;

The works must be carried out in accordance with all relevant Australian Building

Standards;

The lot owner accepts responsibility for removal of all trade waste from site;

The work is conducted during appropriate hours and in such a manner to reduce

disturbance to other residents
